Every community we list sits in one of Nova Scotia's municipalities, whose short-term rental rules apply alongside the Province's. Find it in the list: its row names the municipality and links to its guide or, until the guide is published, to its row in rules by municipality, with the office's contact.
A place name doesn't always settle it. These are the cases that catch people out.
Towns and districts that share a name. Lunenburg, Yarmouth, Shelburne, Digby, Antigonish and Pictou each name both a town and a separate county or district municipality, with its own by-laws. In the list, the bare name is the Town. A county name in an address doesn't settle it either: one county can hold several municipalities.
Towns are municipalities of their own. A town has its own council and by-laws, apart from the county or district next to it. Stewiacke, Mulgrave and Clark's Harbour, for example, each make their own by-laws and each has its own place in the list.
Well-known places that aren't municipalities. Windsor is part of West Hants Regional Municipality, Canso is part of the District of Guysborough, and Sydney is part of Cape Breton Regional Municipality. Their rules are that municipality's rules.
Places split between two municipalities. Hubbards lies partly in Halifax Regional Municipality and partly in the District of Chester. Which municipality a property is in depends on where its parcel (PID) sits, not on the community name or the mailing address. The property tax bill shows it, and either office can confirm it.
One name, two places. Cole Harbour near Dartmouth is in Halifax Regional Municipality; Cole Harbour in the District of Guysborough is a different community. Names that start with Upper, Lower, East or West are separate places, and can sit in a different municipality from the plain name, so look up the full name.
In Halifax Regional Municipality, the plan area matters too. The rules there depend on the plan area as well as the zone, so ask HRM's Planning & Development office which plan area a property is in.
If a community isn't listed. The property tax bill names the municipality that taxes the property. Tell us the name and we'll add it once we've confirmed where it sits. First Nations reserve lands aren't in the list, because the municipal guides don't cover them.
