FULL MANAGEMENT

Full Property Management

You bought the property for passive income. Then came the 2am lockout calls, the cleaning no-shows, and the pricing guesswork. We handle all of it so you never have to again. 4.7★ across 590+ Airbnb guest reviews (as of July 2026).

The "Passive Income" That Became a Second Job

It sounded so straightforward. Buy a property. Put it on Airbnb. Watch the bookings roll in. Then came the 1:30am lockouts, the last-minute cleaner cancellations, and the one-star review that dropped you from page one to page four.

Most self-managing hosts leave revenue on the table. Static pricing, missed demand signals, empty nights that could have been filled — every gap is money gone forever.

The property is great. The market is strong. The problem isn't the asset — it's that running an STR well is a full business. And you already have one of those.

What Full Management Actually Looks Like

Here's a typical month from your perspective. You'll notice a theme: you do almost nothing.

Your Involvement

  • A booking confirmation email lands in your inbox
  • A message that your guest checked in
  • A five-star review appears on your listing
  • A detailed performance report at month end

You read the report over coffee. Maybe shoot us a quick question. That's it. That's your involvement.

Behind the Scenes

  • Pricing: Rates adjusted daily based on demand, events, competitor data — not set and forgotten
  • Guests: Every inquiry, check-in, in-stay issue, and review handled by our team
  • Cleaning: Hotel-standard turnover after every guest, restocked and inspected

  • Compliance: STR registration, tax remittance, and evolving regulations — handled

The Six Things We Handle So You Don't Have To

Listing & Distribution

Professional photography, compelling copy, and multi-platform distribution across Airbnb, VRBO, and Booking.com. We optimize seasonally so your listing never goes stale.

Dynamic Pricing

Rates adjusted daily via dynamic pricing based on local demand, events, competitors, and booking pace. When demand spikes, your rate rises. When gaps appear, they get filled.

Guest Communication

Every interaction from first inquiry to post-checkout review. 24/7 support from real people who know your property. Your phone doesn't buzz once.

Cleaning Coordination

Hotel-quality cleaning after every stay, automatically scheduled. Quality inspections, restocking, fresh linens. Cleaning costs passed to the guest — not your pocket.

Maintenance & Care

Preventive scheduling and fast issue response with trusted local contractors. We handle the coordination and keep you informed. Your property is an asset — we treat it like one.

Performance Reporting

Monthly reports with revenue, occupancy, ADR, expenses, and net income — line by line. No jargon, no mystery fees. Just a clear picture of where you stand.

Case Study

From Burned Out to Hands-Off

A South Shore cottage owner was self-managing on Airbnb — 55% occupancy, $35K/year gross, and spending 15-20 hours per week on guest communication, cleaning coordination, and pricing guesswork.

Before (Self-Managed) $35K/yr 55% occupancy · 15-20 hrs/wk
After (Casa-Managed) $36.8K/yr net 68% occupancy · 0 hrs/wk · after 20% fee

+31% gross revenue, and $36.8K net after our 20% fee — still higher than the $35K she earned self-managing. Zero owner involvement.

This is a great apartment. Very spacious. While a few steps down, it really is more like a first floor, tall ceilings and light coming in the living room. Recently modernized, lots of stuff in kitchen, nice shower and bedroom, full kitchen. Location was really perfect, easy walk to wharf, bars and restaurants. Parking instructions were accurate. It is tight for a van, tricky but workable. Make sure and park in the last two spaces and tuck it in. Suggest unloading in the front if you can get street parking. Cam and others were wonderful to deal with. We had a small problem with a flat tire (not from the driveway) and they helped us communicate with a neighbor within 5 minutes at 7am to make sure tire help could get in. Went out of their way to be sympathetic and helpful. Would highly recommend.

We had an amazing stay. The check in was easy and the host was very responsive. The property looked better than the photos. The property is close to restaurants, grocery store, and downtown Halifax. Tim Hortons was walking distance, which was a bonus! We cooked in the kitchen and barbequed in the backyard. The kitchen was equipped with EVERYTHING, including spices. The backyard was very private and spacious and included patio furniture. All amenities were as advertised including the A/C and parking. The beds and bedding were super comfortable and we all felt right at home. We loved the property, so much so, that we tried to extend our stay by 2 additional days but were informed that the property was already booked!!! Which is no surprise. Would definitely stay here again!!! Thanks!
