Short-term, month-long or long-term? What each lets for nearby.
Three ways to let a home in Nova Scotia, side by side: what long-term and furnished places let for in your area, from the province’s rental ads; what each way takes; and what the rules allow. Then your home’s own short-stay estimate, from our calculator.

From Nova Scotia’s rental ads (Kijiji, Facebook Marketplace and the rental sites), read every night: places offered on a long lease (the furnished ones are in the next table), and for each area the median last monthly ask of the ads that came down in the 90 days to 20 October 2026, read as let, with the count of ads under all sizes. An estimate, never a promise: the price agreed can differ. A figure shows only where ten or more ads let.

From Nova Scotia’s rental ads (Kijiji, Facebook Marketplace and the rental sites), read every night: furnished places offered by the month or on a long lease, all sizes together, and for each area the median last monthly ask of the ads that came down in the 90 days to 20 October 2026, read as let, with the count of ads. An estimate, never a promise: the price agreed can differ. An area shows only where ten or more ads of each kind let.
Short stays, for your address.
What short stays earn turns on the home itself: its size, its setting and its season. So there is no area row for them here: the calculator estimates a year of short stays for your address and the home you describe.
Three ways to let, and the work in each.
Travellers, families and groups, a few nights at a time. Furnished to a guest standard and turned over after every stay, with the province’s registration, the municipality’s rules and its levy where there is one. We run it: full management or co-hosting.
Households placed by their insurer, people relocating, film and TV crews, locums: a month or more each. Furnished and turned over between guests, and past 30 nights none of the short-term rental rules apply. We run it: furnished, by the month.
One household, usually for a year or more, and usually unfurnished: a change when the lease ends, and none of the short-term rental rules. Kirin Property Management, our sister company, places long-term tenants in the Halifax area.
Past 30 nights, the short-term rental rules don’t apply.
Nova Scotia’s registration law treats a stay of 28 consecutive days or less as a short-term rental, and most municipal by-laws draw the same line. A few draw theirs at 30 days: Lunenburg, Middleton, Annapolis Royal, and the districts of Digby and Guysborough. A stay of 31 nights or more is past every line on our rules pages, and a home that also takes shorter stays still registers for them. In most of Halifax’s residential zones a whole home can be let by the night only when it is the operator’s primary residence; one that isn’t can still be let by the month. A marketing levy follows each municipality’s own by-law.

Three questions, answered.
Is a stay of a month or more a short-term rental in Nova Scotia?
Not past 30 nights. The province’s registration law treats a stay of 28 consecutive days or less as a short-term rental, and most municipal by-laws draw the same line; Lunenburg, Middleton, Annapolis Royal and the districts of Digby and Guysborough draw theirs at 30 days. A stay of 31 nights or more is past every line on our rules pages.
How do I know what short stays would earn for my home?
The calculator estimates a year of short stays for your address and the home you describe. What long-term and furnished places let for, by area, is on this page, from the province’s rental ads.
What if long-term suits my home better?
Then we’ll say so. Kirin Property Management, our sister company, places long-term tenants in the Halifax area; ask through the form on this page and we’ll introduce you.
Tell us about the home. We’ll tell you which way fits.
Where it is, how many bedrooms, and how it’s let now. A real person replies within one business day, and if long-term fits better, we’ll introduce you to Kirin.
