The Three-Week Breakdown
Week 1: Assessment, Compliance & Strategy (Days 1-7)
This is the foundation week. We visit your property (or do a thorough virtual walkthrough for remote owners), assess its condition, identify its strengths and any gaps, and start building your management strategy.
On the compliance side, we handle everything Nova Scotia requires: provincial Tourist Accommodations Registry application, municipal STR registration (which varies by region — Halifax has different rules than Lunenburg, which has different rules than Cape Breton), HST registration if you're approaching the $30,000 threshold, and marketing levy setup for guest-facing collection. We also review your insurance to make sure your policy covers short-term rental activity — most standard homeowner policies don't, and we'll recommend the right rider or specialty policy.
By the end of week one, your property is legally compliant, your management agreement is signed, and we have a clear strategy for positioning, pricing, and target guest demographics.
Week 2: Photography, Listings & Pricing (Days 8-14)
This is the build week. A professional photographer shoots your property — not someone with an iPhone, but a trained hospitality photographer who knows how to make a living room look inviting, a bedroom feel spacious, and a view look irresistible. Professional photography is the single largest driver of listing performance. Properties with professional photos get 40% more bookings and command 20-30% higher nightly rates than those with amateur shots.
While the photos are being processed, we write your listing descriptions — optimized for each platform's search algorithm, written in a voice that sells without overselling, and packed with the specific details that guests actually search for (proximity to attractions, parking, pet policies, workspace setup).
